Frequently Asked Questions
1. What Is Kensley?
Kensley is a planning intelligence platform for UK planning consultants, architects, and developers. It brings together planning application data, site constraints, policy analysis, precedent search, and AI-powered document generation into a single tool. Our goal is to help planning professionals research faster, write stronger applications, and reduce refusal risk.
2. Who Is Kensley For?
Kensley is designed for:
- Independent planning consultants preparing applications and appeals
- Planning practices managing multiple live cases
- Architects who need planning context for their designs
- Property developers assessing sites and planning risk
- Housing associations evaluating development opportunities
3. What Data Does Kensley Have?
Kensley indexes over 7 million planning documents from 370+ local planning authorities across England. Our data includes:
- Decision notices
- Officer/delegated reports
- Design and access statements
- Site plans and drawings
- Appeal decisions (188,000+ from the Planning Inspectorate)
- NPPF and Planning Practice Guidance
- Local plan policies
- Committee meeting transcripts
- Case law from BAILII
We also provide site constraint data including Green Belt, conservation areas, flood zones, listed buildings, SSSIs, TPOs, Article 4 directions, brownfield registers, and more.
4. How Current Is The Data?
Planning application data is updated daily from council portals. Constraint data is sourced from government datasets including the Environment Agency, Natural England, Historic England, and planning.data.gov.uk. Property transaction data comes from HM Land Registry and is updated monthly.
5. What Documents Can Kensley Generate?
Kensley can generate seven types of planning document:
- Planning Statement
- Design & Access Statement
- Heritage Statement
- Statement of Community Involvement
- Appeal Statement
- Green Belt Very Special Circumstances Statement
- Pre-Application Cover Letter
Each document is generated using verified data from our database — real NPPF references, real precedent cases, real constraint data. Every citation can be traced back to its source.
6. Does Kensley Use AI?
Yes. Kensley uses large language models (LLMs) to generate planning documents and answer research questions. However, the scoring and analysis features (policy relevance scores, precedent strength scores, confidence ratings) use our own deterministic reasoning engine — not AI.
We are transparent about where AI is used and where it is not. For full details, see our AI Transparency Statement at kensley.ai/ai-disclaimer.
7. Can I Trust AI-Generated Documents?
AI-generated documents are professional starting points, not finished submissions. They save time by assembling the right policies, precedents, and citations, but they must always be reviewed and refined by a qualified planning professional.
Every generated document includes [CONSULTANT NOTE] markers where data is missing or unverified, and every factual claim includes a source citation. The confidence score tells you how complete the underlying data is.
8. What Happens To My Data When I Use The AI Features?
When you generate a document or ask a question, the planning-related text you've entered (postcode, proposal, notes) is sent to our AI provider for processing. Your personal details (name, email, payment info) are never sent.
Our AI providers are contractually prohibited from using your data to train their models, and they do not retain your data after delivering the response. For full details, see our Privacy Policy at kensley.ai/privacy.

12. How Does Kensley Compare To Other Planning Tools?
Most planning data platforms focus on site sourcing and property data. Kensley focuses on the planning argument itself — specifically the workflow of researching, analysing, and writing planning documents. We go deeper on:
- Scored precedent analysis with officer report extracts
- Policy relevance scoring against your specific site and proposal
- AI-generated planning documents with verified citations
- Conflict detection between competing policies
- Confidence scoring based on data completeness
If you need to find sites, existing tools are excellent. If you need to build the planning case for a site you've already found, Kensley is built for that.
13. What Councils Does Kensley Cover?
Kensley covers 370+ local planning authorities across England, including all London boroughs, metropolitan boroughs, unitary authorities, and district councils. We also index national park authorities and development corporations.
To check coverage for a specific council, visit our council intelligence pages at kensley.ai/councils.
14. Do You Offer An API?
API access is available on our Enterprise plan. The API provides programmatic access to planning search, constraint lookup, and document generation. Contact us at enterprise@kensley.ai for details.

16. I Have Feedback Or A Feature Request.
